Spatial Twin is Propvr’s flagship 3D walkthrough product, a fully navigable digital twin of a real estate development, powered by Unreal Engine and built on the Spatial OS Platform.

It is not a video. It is not a 360-degree photo tour. It is a photorealistic, interactive world where buyers walk through rooms, fly over the project, open cabinets, slide doors, watch sunlight move across a living room from morning to midnight, all in real time.

Three exploration modes give the buyer complete control: Walk- first-person, ground-level movement through every space at human scale. Fly - aerial traversal across the development between the floor and the facade. View- a cinematic vantage point with full day and night lighting control.

The experience is closer to exploring a city in an open-world game than anything the real estate industry has had before.

The Software

At its core, Spatial Twin is a native application built on Unreal Engine, the same game engine behind the most visually demanding titles in the world.

Every surface, material, and lighting condition is rendered in real time. Real-time ray tracing, Global illumination, and physically accurate reflections. 4K photoreal fidelity for every building, finish, fixture, and lighting condition.

Gamification layers keep the buyer more engaged and help them discover every element, guided pathways, and achievement tracking. The result? Buyers spend 8 -15minutes exploring a Spatial Twin walkthrough versus 2 minutes in a traditional 360-degree tour. That is the 3-5x increase in engagement time, and engagement time is directly tied to purchase intent.
